In 2024, GLAS Architects was engaged by St. Mary Catholic Church to investigate concerns about soft areas and visible waviness in the sanctuary roof. Our assessment found that the existing shingle roof assembly installed in 2001 was trapping moisture within its insulation and sheathing layers, leading to deterioration of the nail‑base panel while the original structural deck remained in good condition. The issue stemmed from interior moisture migrating upward and condensing within the assembly rather than from exterior leaks.

GLAS designed and delivered a full roof replacement that introduced a continuous air/vapor barrier at the deck, updated rigid insulation to meet current energy code, and a vented nail‑base substrate to support long‑term shingle performance. Completed during 2025, the new roof system provides a durable, code‑compliant solution that resolves the underlying moisture issues and supports the continued use of the 100-year-old sanctuary.
